Booking terms & conditions

A deposit of 3,000 THB is taken to confirm your reservation, with the balance due as advised when you book. Deposits can be paid by card or in cash, in Thai Baht (THB), US Dollars (USD) or Euros (EUR).

Your reservation is confirmed once the deposit is received and we have sent you a written confirmation.

If you need to change or cancel your stay, the following terms apply:

• Cancelled 40 or more days before arrival — one night’s stay is charged.
• Cancelled within 14 days of arrival — 50% of the total stay is charged.
• No-show, or no cancellation received — 100% of the total stay is charged.

Some rates or peak-season dates may carry different terms; where they do, those terms are shown clearly before you confirm and take precedence.

• Children under 3 stay free of charge.
• From age 4, an additional child is 1,500 THB per night.
• A cot is available on request, subject to availability.

Extra-adult charges and the maximum occupancy differ by villa and are shown when you check rates and book.

Check-in is from 2:00 pm and check-out is by 12:00 noon. Early check-in or late check-out can sometimes be arranged on request, subject to availability — just ask reception ahead of your stay.

• The villas are non-smoking; you are welcome to smoke on your own terrace.
• We are unable to accommodate pets.
• Please treat your villa and the shared areas with care, and keep noise considerate so the property stays calm for every guest.

Rates are quoted in Thai Baht (THB). We accept major cards and cash (THB, USD or EUR). Card payments made in another currency are converted at your bank’s prevailing rate.

Guests are responsible for any loss or damage caused to the villa or property during their stay. Please use the in-villa safe for valuables; the property cannot accept liability for personal belongings left unsecured.

Booking direct on this website is always our best rate and includes a free airport transfer, both ways. There is no travel-portal commission added on top when you book with us directly.
